Solutions for housing communities and cooperatives

Better water in apartments, bathrooms, and boiler rooms – less limescale, fewer breakdowns, fewer complaints from residents.

For whom? For housing communities, cooperatives, TBS (Social Housing Associations), and managers of multi-family buildings. We select the system after analyzing the installation, water sources and reported issues.

Industry description

In multi-family buildings, water operates in many places: in apartments (kitchens, bathrooms), in the hot water supply and circulation system, in laundries, heat nodes, and boiler rooms.

Water quality affects the comfort of residents, the condition of plumbing, the lifespan of heaters, exchangers, and installations, as well as the number of reported faults and complaints.

After analyzing the water source, technical documentation, and typical problems reported by residents, we select solutions tailored to the building or the entire estate.

The most common water problems incommunities

  • High hardness – stone on faucets, taps, shower heads, and kettles
  • Deposits in heat exchangers, water heaters, and hot water circulation systems
  • Milky streaks on shower cabins and tiles, difficult to remove
  • Faster wear of washing machines, dishwashers, and household appliances of residents
  • Frequent complaints regardingwater quality, appearance of fittings, and installation failures

What we offer

  • Central water softening for the entire building or staircase (hot water, cold water, circulation)
  • Mechanical filtration and protection of heat exchangers, heating nodes, and installations
  • Optional improvement of the taste and smell of water at collection points (e.g., filters in apartments or reference points)
  • Selection of solutions with easy servicing and transparent costs for the community
  • Installation, commissioning, training for the manager/administrator, and periodic service

Your benefits

  • Less limescale in apartments – easier maintenance of bathrooms and kitchens
  • Longer lifespan of heat exchangers, heaters, pumps, and installation components
  • Fewer failures and service interventions in the boiler room and water risers
  • Reduction in the number of complaints from residents regarding water quality and limescale
  • Predictable operating costs and the possibilitysettlements in a way that is clear for the community

Micro-scenarios

  • Block 5–staircase: central softening in the boiler room for hot water and circulation, noticeably less scale in apartments and exchangers.
  • Low building with its own gas boiler room: filtration + softening at the building entrance, protecting the boiler, exchanger, and fittings, andImprovement of residents' comfort.
  • Large estate: phased implementation of treatment for subsequent buildings, standardized service standards, and predictable costs per unit.
  • Building with frequent hot water supply failures: analysis of causes, flushing of the installation, installation of filtration and softening, gradual decrease in the number of emergency reports.

FAQ — frequently asked questions

Does the installation of the water treatment station require a longer water shut-off?
Usually not. We carry out the main work during short technical windows agreed with the manager. Longer outages (if necessary) are communicated in advance so that residents can prepare.

How to settle the investment costs andexploitation among residents?
The investment is usually financed from the renovation fund or a special resolution. Operating costs (salt, service) can be divided proportionally to m², premises, or dividers – depending on the settlement model adopted in the community. We can suggest typical solutions used in other buildings.

Will water treatment reduceits safety for residents?
No – a well-designed system operates based on water from the municipal supply or tested water from a well. Our goal is to improve comfort and protect the installation while meeting all sanitary requirements. For well water, we recommend regular testing at an accredited laboratory or health department.

Can the system beexpand or relocate during the boiler room modernization?
In most cases, yes. At the design stage, we consider the potential future modernization of the node or boiler room so that the equipment can be relocated or integrated into the new layout without the need to purchase everything anew.

How often should the water treatment station in the building be serviced?
Typically, inspections are carried out 1–2 times a year, and salt and consumables are replenished according to actual usage. We establish a specific schedule and method of informing the manager about upcoming inspections, so that it does not get "lost" in the daily duties of the building administration.

Will residents notice a difference in water quality?
Usually yes – water has fewer "stones", it is easier to clean from cabins and fittings, and much less sediment forms on kettles and faucets. Many residents also report a more pleasant experience during bathing and hand washing, especially in areas with very hard water.
